Your rights under the RTB

A plain-English overview of your protection as an Irish renter.

The Residential Tenancies Board

The RTB (Residential Tenancies Board) regulates the private rental sector in Ireland. Every tenancy must be registered with them.

Your key rights

  • Rent increases are limited in Rent Pressure Zones (most of Ireland's urban areas) to a maximum of 2% per year, or the rate of inflation, whichever is lower.
  • Notice periods are set by law and increase with the length of your tenancy.
  • Security of tenure kicks in after 6 months — the landlord can only terminate for specific reasons.
  • Deposit protection — your deposit must be returned within a reasonable time unless there is legitimate damage.

If something goes wrong

The RTB has a dispute resolution service. It's free for tenants and legally binding. Full details at rtb.ie.

Roost is not a legal service — if you're facing eviction or a serious dispute, contact Threshold for free tenant advice.
